Twin Peaks Mall Area Plan Meeting May 7
May 6, 2009 - The newly expanded urban renewal area around Twin Peaks Mall will be discussed at a public meeting on Thursday, May 7, 6:30 p.m. at the Public Works Operations facility located at 375 Airport Road. City representatives will try to merge two urban renewal plans and it's important to get public input.
The Longmont City Council, at its March 24th meeting, accepted a “conditions” survey conducted by an independent consultant that determined the Twin Peaks Mall area met certain state requirements resulting in a finding of blight. The City Council then authorized the preparation of an expanded Urban Renewal Plan for the Twin Peaks mall area including your property.
A Draft Plan was prepared over the summer of 2008 and was reviewed by the City Council in August. The Council was concerned that a proposed Phase I development by Panattoni Dev. Co. may preclude a total Mall Area mixed-use development so the Council retained Citiventure-- Marilee Utter, to conduct a two day workshop with local officials, major property owners and city staff to create a mixed-use development concept plan that was reviewed with the City Council in December. The plans showed that a mixed-use development program was possible in phases and also recommended that the Urban Renewal Area be expanded to include additional properties. An invitation to attend this public meeting is being sent to all of the property owners within this expanded area.
The public is invited to the next planning meeting to assist in merging the mixed use plan prepared by CitiVenture with the existing draft Urban renewal Plan prepared by Leland Consulting Group based on citizen involvement last year. One more planning meeting is being scheduled in May and would then it is likely that a draft plan will be presented to the Planning and Zoning Commission on May 20, and then to the City Council in June.
